Section 1: Buildings:
1) no cover applies in respect of Causes 9 (malicious acts or vandalism) and 14 (glass & sanitary fittings) caused by your tenants, guests or visitors.
2) cover in respect of Cause 10 (theft or attempted theft) is subject to forcible and violent entry to the building.

Section 2: Contents:
1) no cover applies in respect of Cause 9 (malicious acts or vandalism) caused by your tenant, guest or visitor.
2) Cause 10 (theft or attempted theft) is subject to forcible and violent entry to the building.
3) money, valuables and collections are excluded from the definition of contents.
4) cover by this section is limited to Causes 1-11.

The policy:
It is noted and agreed that should the dwelling/flat be left untenanted for a period exceeding 7 days Causes 3 (escape of water), 9 (malicious acts or vandalism) and 10 (theft or attempted theft) are deleted.

Notice Clause:
Any change in circumstances regarding the occupancy of the properties insured must be advised immediately to the Underwriters.

Any quotation offered will be subject to the following terms:
We will not pay for loss or damage by theft or attempted theft from your home unless:

1) The main entrance door (final exit door) is secured by:
  • A mortice deadlock or rimlock approved to BS:3621 (i.e. kite marked to this standard), or
  • A multi-point locking system with a minimum of 3 dead bolts
2) Other external doors and integral garage doors are secured by:
  • A mortice dead lock or rimlock approved to BS:3621 (i.e. kite marked to this standard), or
  • A multi-point locking system with a minimum of 3 dead bolts, or
  • Key operated security bolts fitted to the top and bottom of each door in addition to an existing mortice lock.
3) Patio doors are secured by:
  • Key operated bolts fitted to the top and bottom of the opening section in addition to the existing deadlock, or
  • A multi-point locking system with a minimum of 3 deadbolts
4) French windows are secured by:
  • Key operated bolts fitted to the top and bottom of each leaf in addition to the existing deadlock, or
  • A multi-point locking system incorporating a central deadlock
5) All opening ground floor, basement and upper floor windows and skylights which are accessible other than by use of a ladder are secured by:
  • Key operated window locks, and
  • Any louvre must have the panes of glass securely fixed with suitable adhesive into their brackets/frames (windows in occupied bedrooms may be left open for ventilation)
whenever the home is left unattended and when the household retires for the night.

1) you must:
  • maintain all security protection at the home in good working order at all times
  • advise us before changes to the security at the home are made
  • put all the security protections into operation whenever the home is left unattended
2) during the period from October to April (both months inclusive) we will not pay for a claim under Cause 3 - escape of water unless:
  • central heating is installed and in operation to maintain at all times a minimum temperature of 15 degrees Celsius, or the water is turned off at the mains and the water system drained,
  • the gas (if any) and electricity supplies are turned off at the mains when not used for the central heating system or the security of the home
3) a £250 excess applies to each and every claim other than subsidence, heave and landslip under Section 1: Buildings where the excess remains at £1,000

4) we will not pay any claim in respect of loss or damage to valuables and money

5) it is a condition of cover that the home is visited and inspected internally and externally at least once a week by a responsible adult.
